Seller Resources

Clark Realty has assisted clients looking to sell their homes for many years. We have put together some ideas for our sellers to consider upon listing their homes under this seller resources tab. These suggestions will help you set the groundwork for getting your home ready to sell.

We can prepare a comparative market analysis (CMA) that compares the prices of recently sold homes, homes that are still on the market (your selling competition) and those that were but didn’t sell in your area.

Foreclosure

Purchasing a bank owned home can be a good deal.  Banks don’t want to be in the home owning business, therefore, they provide buyers and agents with great incentives to get into their homes.  The process can be daunting if there are multiple offers or repairs that need to be made.

Star Five agents have the experience and knowledge to guide you through the process.  We are a Freddie Mac-approved property listing broker and have worked with hundreds of clients to get them in the home of their choice.  For more information on Freddie Mac homes, please click here: http://www.homesteps.com/

Get rid of the emotions

So it's time to sell your home. The first thing to do is disconnect. The more you do the easier it will be to set the stage, and set the price for what the market will bear.

Unless you are an interior designer by trade, remove your personal style. Take the bright colors down and repaint with pastels and soothing creams. We want to entice the buyer and make them feel at home, not shock them.

Repair what needs to be repaired! Don't cover it up, because the home inspector will find it and more days on the market will be added. You want a quick and easy sell, not one that has continuous issues.

There are many surpluses and fix-it-yourself supply stores that should meet your price point if that is a concern, let us know and we'll suggest some for you.

Curb appeal is real. Many buyers will drive right by a home for sale if the yard is unkempt or the landscaping is missing. A few small bushes, plants and a small tree will add value to your home and bring the buyers in.
